WORK PERMITS: Please note to obtain a work permit you must either be employed in a company or limited partnership and be a holder of a nonimmigrant B working visa before you even apply.

VISAS: All borders are open. The American & British consulates in Thailand have warned its nationals to be careful when they decide to Travel in high risk areas due to the recent events in the USA.All seems well in Thailand LONG TERM RESIDENCY VISAS: The new rules for Permanent Residency visas have been issued but please ask immigration regarding the guidelines as we are still waiting. These must be processed by the 20th December 2001.The law states that you must register with immigration every 90 days. only non immigrant visa holders.

LABOUR RULES: A good idea when you employ a worker (Thai) for an period of time is to formulate an employment contract form which you can show to any Labour Officer should you be inspected. If you don't know who your employees are (eg. your lawyer has provided for you), then this will alleviate the concern.

PROPERTY THAI WOMAN MARRIED TO A FOREIGNER: Thai women married to foreigners buying land; there was no law. It was a policy of the government towards the land dept. But it can be done.

SENDING MAIL OUT: If you want to use a reliable postal service use the Thai EMS service. Mail sent this way has proven reliable with 1-3 days to Europe & Asia, 2- 4 days Africa & Pacific and South America 2-5 days. Their efficiencey has been 99.40%. A survey is conducted each year? Interesting comments since we published this and a reader told us it took 12 days to get a Bank letter to New York. NOT GOOD? We use DHL.

INVESTMENT COMPANIES: Some foreigners have engaged in companies offering investments offshore etc. As there were no regulations regarding this companies were in a position to off load foreigners black money in Thailand. This is now under scrutiny and the term investment is not to be used. Under new off shore rules the Thailand government is coming down on some of these companies operating.

I JUST MET MY DREAM GIRL!!!!!: an American brings a Thai into the U.S. and Makes Them A USA Citizen --- Please note our lawyer cannot help those people who want to send a Thai to the USA. You must fill out the required documentation yourself as the US consulate is not a Thai law matter. TRAVEL WITHIN CHINA: You may be interested to know that China Airlines are not on-line here, which is why many agents just don't know or won't say you can buy a ticket in Thailand. A ticket from Kunming to Chengdu if bought in Thailand may cost 720 Yuan multiplied by 7 to equal over 5,000 Baht one-way for a one hour flight. Who's not making a cut? Bought in China the prices are fixed at 640 Yuan. So bear in mind if travelling internally in China buy in China although there are indeed direct flights from BKK to Chengdu for around 10,000 Bt. China Southwest Airlines is one carrier.

์NEW VISA LAW: 19th. December 2001. Cabinet has agreed to keep China and India on the list of countries with the visa-on-arrival privilege and remove Russia and Uzbekistan from it. Russia and Uzbekistan are among 79 countries to be removed from the list, bringing the number down to just 17 from 96.The measure is being introduced to curb widespread crimes by foreigners and prevent terrorism. The removal of Russia and Uzbekistan is based on information their citizens were linked with illegal activities such as prostitution and forgery. Those countries to be cut will be announced shortly. We will keep you posted.

WORK PERMITS & CHANGING TO ANOTHER COMPANY: If you want another B working visa you need a letter from a company who will employ you. You cannot transfer from one visa to the next. Its a whole new ball game so to speak & you need to apply for a new work permit. A work permit is not transferable.

VISAS: Penang has changed the rules again so you may be asked for your work permit if you want a multiple B visa. If you own a limited partnership or company they will only issue you with a single entry non immigrant B visa. But as usual it depends on the mood as who is on, on the day. Take company papers with you as well and make sure the papers have your company stamp on each page or better still take your stamp with you.

PASSPORTS: As Thailand is slowly increasing its computer database the government is now capable of finding out whether you are black listed living here. If your passport was stamped "posi non gratis" and you went back to your country & are now on a new fresh passport you could be in for a shock as you are not immune. Authorities are now finding these anomolies so you need to change your name completely-----ie new ID. A recent case was reported to us so although you may have gotten away with it in the past, Thailand is very good at keeping paper records so take heed as a new passport will not protect you & once on the database watch out.

๋JOINT BANK ACCOUNT: Whats that??? You guessed it thats when you decide to marry and have everything available for that special person for the rest of both your and there life. (savings that is in a Joint Account ). Take particular note of when you have a passport copy photocopied with your signature on the bottom. Why? will thats all the other party needs to verify a withdrawal transaction and once the money is taken out do not ask the Bank as they have no jurisdiction to investigate the bank fraud. For you to do it ---- well the monies gone & to prove it is costly & will take years???

Please also note an Amity Treaty Company (USA only) you have no more rights to land purchasing than a company. Foreign ownership is still 39%

FOREIGNERS LENDING MONEY: Yes many expats will have done the deed but like always its easy to give someone with no money but hard to get back---sure all the excuses they give you???. You can apply to the Thai Court for a judgement which should take a year but if someone hasn't got that money its hard to enforce. Ans: Don't lend unless you are only 100% sure you'll get it all back. Remember a law suite can take up to 5 years so best answer is say NO or if they have collateral like vehicle to the value of have them sign it over & leave with your lawyer--- again perhaps not a good idea for if they smash it & have no money then you must pay (you being the NEW owner). Better to say NO.

HOUSES & CONDO BUYING. --- be careful when you buy a property. Always use a lawyer to check the title deed and or any contract. Some sellers are trying to sell property at rediculous low prices---- why? because they do not even own them. Pay particular attention to condos and the added costs including the whole condo unit itself is not under any lien or more than 40% foreign ownership as you could be the 45th buyer which means you do not have a right to ownership in this unit.
