The seaside city of Pattaya in Thailand is a haven for the
single minded tourists and ex pat haven boasting some 1600 bars. It is situated
on a 4 km stretch of road along the sea & along the North end are around 96
bars, hotels and restaurants. This is the seafood paradise. Pattaya is famous
for its ski boats, water sports like fishing with all night bars and nightlife.
Formally a US Military rest stop and recreation from the 60s and 70s it saw a
rapid change in its development. Today it is a premier beach resort with over 1
million tourists visiting a year.
PATTAYA CONDOMINIUM DEVELOPERS:
2009 many foreigners are being taken for a ride when they invest in condos that haven't even been started. The hype regarding the exclusiveness of condos by the sea have seen some incomplete or not even started and the investors have been short pocketed by certain foreigners and Thais with no comeback.

Even the nice looking painting above one cannot resist the temptation to get in first and buy a condo right on the Pattaya Beach. Great stories etc. Well it seems theres no condo complex and the beach remains the same.

Anyone can be a property developer over night and Pattaya atracts all sorts into the business. Most foreigners have never ever been a developer but its easy to set up a company and then get a company to build your dream money making venture. Real Estate in Thailand is not regulated at all so theres many cowboys out there busy building. This so called condo to be is located on 2 rai of land (38 meters wide and 85 meters deep) just 50 meters from the Jomtien Beach Road on Na Jomtien Soi 2/1. Now could it possibly be that the developer has realized that his condos may never get built as noone can find him and his office has closed or is it in recess as not much news and hype has been produced let alone a string of investors knocking on Police Stations and filing complaints with their embassies. Or am I wrong????
The Ultimate Executive Seaside Condominium Project on Jomtien Beach, Thailand!
The Royal View Talay Co., Ltd. were pleased to announce that they would launch the booking of condominium units in the Royal View Talay Condominium (TWO) on September 1, 2007. Their amazing Royal View Talay Condominium (ONE) project at Na Jomtien Soi 2/1, Na Jomtien, Thailand it is said was over 50% subscribed and sold. A total of 77 condominium units were being sold off the plan at attractive introductory prices starting at 34,000 Baht per square meter and upwards to thoise who wished to invest in a project without fuinding out more about the developer. Construction scheduled to begin on August 27, 2007 didn't seem to get off the ground and the so called completion date of January 2009 has now passed and its August 2009 with still nothing much happening?? well this is what we are told was what they said but lone behold its director none other than Ian "The Pattaya Info" Silver man did a runner with his client funds or has Ian just gone on extended vacation as not many people are complaining.
At the start of construction prices for units in build (ONE) would increase by 10% for these quality condos but this is the norm in many projects. Hurry and book now said Ian before the price increases, and enjoy a superior investment providing outstanding returns to his pocket. Ian of course was the starter of the Pattaya Info magazine which is still for some reason on the internet under http://www.pattayainfo.com - but he is an astute business man living the higher life. I wonder why he turned to Property Developer but guess he thought it was easy pickings and when you see the many defunct real estate offices closed down as the crises bites into real estate (Aug2009) he has joined these. Did he turn to embezzling investors?? He owned Air King but all these companies have folded we understand and Ian is on some island paradise enjoying the free money or should we say everyone elses money. Why he did it---well business in Thailand is hard and many foreigners who have tried to make it don't. They then scam others.

Ian Silver, owner and publisher of the Pattaya Info, a multi language Newspaper published every other Wednesday and was available free at many local businesses. There are no contact details on the website which incidentally is still on the internet or did he sell the website??? But how could he make money with a news rag that didn't have that many ads and was dished out free of charge. Well only he knows this? but then again we are also a publishing company and one doesn't have to be a tax consultant to see if the ads he was paid for, made up for the newspaper and living costs he was used to--I don't think so??? Ian was a speaker at the popular Sunday expat Club & agreed to have a larger supply of his free mags at Pattaya Expat meetings, as they disappeared quickly. Of course they would disappear as these guys wouldn't pay for them anycase even if they were 20baht each.
Pattaya Mail that great mag of Peter "the Indian media mogul"- Moulhotra has had his work cut out over the years with the many mags that have circulated in Pattaya, but has stood his ground and is still here. Peter is a businessman and a nice guy that knows Pattaya inside out and has survived the competition from all sectors. (which is also regularly available free of charge). Peter being a success as he is has weathered every storm and watches the rest slowly retreat as its not easy publishing in Thailand.
Ian on the other hand always said his publication Pattaya Info was multi-language to appeal to many nationalities, and is more of a Guide to things Thai, with helpful hints, and local news but in fact did not have substance and how he made money beats us hence his turn to being a bigtime Property development Investment sensation--???. Well, wouldn't you if the chips are down, you can't leave the goodlife as youre too old to get a job back in stateside and you read how property developers do it? One also needs to boost the bank funds to survive the Pattaya off season storm and the added expenses like the work permit, visa, taxes living costs and company fees. Was Ian up for tax for the magazine & did he have the funds to survive Pattaya highlife rush???that he decided to try his hand at Property Development or was it some other hand telling him to do it.
Well the inviting Condominium complex with all its hype was supposed to be 50 meters from the beach, 8 stories high and with all the trimmings, and being over the 14 meter legal limit Ian did it right but the investors sure were in for a shock if they thought theyd be moving in within the year. The developer (RICHARD IAN SILVER) or the company are the baddies?? but he has disappeared so we can't ask him??? and the investors have lost their hard earned cash but we can help. Perhaps Ian is just waiting until the crises is over then will return to Pattaya and finish the project. In the meantime we wait.
Perhaps some of the investors would like to come forward and give us their experiences--no names published??? & all correspondance in complete confidence.

IAN SILVER has disappeared with all the money: some say its 20m while others say its 120 m baht so who is right????Some say he's just taken a vacation? But why he did it only Ian can answer as he's not a bad sort of guy. Not many of the investors have come forward but we would sure like to hear from you fellas so don't be shy. Maybe Ian will read this and feel sorry for you and come back to face the music but more than likely he is living the good life some place.
